100% Buyers Satisfaction Policy
If you notify me within 3 months of the time you purchase
a home that you are not satisfied with the home, I
will sell it for you for free. You will still be obligated
for the selling agents commission and standard closing
costs such as escrow and title but I will not charge
for my services to list the home. If we are able to
sell the home for a "break-even" to you or
better including the listing commission then I would
expect to be paid.
My Committment
First and foremost I make a commitment to find the best
home possible. I counsel clients not to buy when I know
we can do better. My goal is not to just sell a home
but to make a difference in the process.
The
Hunt
I
look at the new listings in Gig Harbor every Thursday
and will typically see 70 to 100 homes each month.
This commitment to know the real estate inventory
is a tremendous asset to my clients.
I make profiles for all of my buyers and use technology
that alerts me the day a property is listed for sale
that matches a client profile. This service positions
my clients to jump on the great deals the very day they
are listed.
The first thing I do each morning is review all the changes
(new listings, pending, sold, expired, etc.) to our inventory
- just another part of staying on top of the market.
When I really understand what a client is looking for,
we can shorten the process of finding the perfect home.
What's it worth?
Making
an offer
Once
we find the right home we need to determine its value
and start the offering process. Sometimes it makes
sense to make a full price offer or even above asking
price. Other times, the price needs to be negotiated.
This is where having an agent with intimate market
knowledge
is so important.
Financing
I can help my clients get approved for financing and
in most cases, provide better financing terms than they
found on their own. Pre-approved clients have a better
chance of getting the properties that have multiple offers.
Crafting an offer - It is vital to write a contract that
will cover all the issues that can occur without intimidating
the seller. I have been writing offers since 1988 and
have learned the art of addressing the issues while getting
the property under contract.
The Inspection
The
inspection is probably one of the most important things
you will do in the home buying process. I am
able to introduce you to the best home inspectors in
town.
Reviewing the Title
Reviewing and understanding the liens, encumbrances,
easements, defects, and other issues on a title policy
is a service provided to my clients through my team at
the title and escrow company
